Construction Project Management
We ensure full coordination for construction’s projects, according to the stage of development. For an efficient control and for coordinationg the projects inside the quality and financial terms, we recommend our leadership since the beginning of the project.

The organizing of our Project Management services depend on the stage of the projects, as follwos:
- Project management in the preparations phase
- Creating the project concept and establishing the designing theme;
- Finding the proper land for the real estate project;
- General financial evaluation for the project (management, designing, construction, equipment acquisition, permits, licenses, and others);
- Project management for preparation of designing and construction phase
- Preparing the legal background for the real estate project’s development ( Law 50 / 1991 about authorization for constructions performing, Law 10 / 1995 for the constructions quality management, Government Decision 29 / 2008 about proper drawing up of the technical and financial documents in the construction field, other available legal disposals );
- Supporting services for choosing specialized designers – architecture, structure, installations ( sanitary, thermal / conditioning, electrical, IT and communications ) for elaborating the projects – PAC, PTH, DE;
- Getting the official papers, approvals and authorizations from the specialized public authorities ( State Department for Constructions, City Hall, other responsible authorities );
- Structuring and systematizing the technical documentation in order to delegate the construction company – general entrepreneur ( auction or offer selection followed by direct negotiations );
- Elaborating and organizing the contract of constructions enterprise, for confirming the legal principles of the partnership with the construction company;
- Establishing the strategy for finding eligible clients ( future owners or tenants ) and starting the specific procedures for this purpose.
- Anticipate promotions of the end-project to the main real estate companies and pottential clients.
- Project management in the construction phase
- Confirming the constructor’s execution graphics and ensuring that they are being strictly respected;
- Quickly and promptly communicating with the designers, project auditors, general constructor and it’s partners for overtaking or solving the dead-block situations ( site disposals, DE, NCS and others );
- Anticipating the potential problems and difficulties, finding and applying the best solutions – the essence of the Project Management;
- The management of partnership and communication relations with auxiliary persons and companies, for improving or avoiding any problems or possible obstacles;
- The management of the relation with future clients ( owners / tenants ) by using informs, valuations and commune periodic debates about the conformity and evolution of the real estate project.
- Project management in the finalizing phase
- Organizing the preliminary acceptance ( at the end of construction works ) and the final acceptance ( according to the established terms ), according to Government Decision no. 273 / 2004;
- Getting the approvals and authorizations for the new building;
- Preparation of Technical Book for the building.
Site Supervisor Services

Designation of Site Supervisors are made according to the disposals of State Inspectorate for Constructions Order no. 595 from 2007 and it’s further modifyingn and completions ( SIC Orders no. 36, 67 and 1488 from 2008, other legal disposals ).

Work Security and Health Coordination Services
We can ensure the applying and respecting the minimum requests of security and health on the construction field, according to Government Decision no. 300 from 2006 and it’s further modifyingn and completions ( GD no. 601 from 2007 ).
Our specialists are entitled by the authorities ( Territorial Inspectorate for Labour ) to develop specific activities such as elaborating the work security and health plan for temporary or mobile building sites.
Their activity follows the applying of stipulations from the work security and health plan but also the evidence and coordination of some documents ( elaborating the Coordination Register and Further Interventions Record ).
Building’s Energetic Evaluation
Thru our authorized specialists, we are able to accomplish the building’s energetic evaluation and to issue the Energetic Performance Certificate ( EPC ), as the Law no. 372 from 2005 and Order no. 1459 from 2007 are requesting.
The procedures for energetic performances evaluation are available for all the building which are in construction, are sold or leased. These procedures requests the directly responsibility of the owners. The Energetic Performance Certificate ( EPC ) is valid for 10 years and it’s presence is mandatory every time a building is sold or leased by the owner.
Our company are using the services of certified energetic auditors, as follows:
- 1ST degree auditors, which can make the buildings energetic evaluation and elaborating the EPC for all the buildings mentioned at 7th article from Law no. 372 / 2005, buildings which are in construction, are sold or leased;
- 2ND degree auditors, which can elaborate the EPC for family houses and for the appartments situated in the block of flates, which are in construction, are sold or leased.
